What it is
An EICR, Electrical Installation Condition Report, is a formal, coded inspection and test of an entire fixed installation, produced by a qualified electrician. It records the condition of every circuit, records dead and live test results (insulation resistance, earth loop impedance, RCD trip times, continuity), and codes any defects as C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation). Fault finding is the same test discipline applied to a specific problem, a tripping RCD, a dead circuit, a socket that's warm to the touch.
Who it's for
Landlords with the legal 5-year EICR obligation under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 and equivalent Welsh guidance, homeowners buying a property with an unknown installation history, commercial premises with insurance-mandated periodic inspection cycles, and anyone with a live intermittent fault they can't get to the bottom of.
When you need it
Rental properties: at every change of tenancy and at least every 5 years. Owner-occupied homes: every 10 years is the current recommendation. Commercial premises: whatever your insurer or a specific standard mandates, usually every 3–5 years. And any time you have a fault, the sooner you call, the cheaper the diagnosis.
Why professional matters
For rentals, an in-date EICR is a legal requirement, councils can fine landlords up to £30,000 for non-compliance and mortgage lenders increasingly ask to see one. For owner-occupiers, an EICR is your evidence to a home insurer that the installation was in known condition. For everyone, it's the difference between finding a fault at a routine inspection and finding it after a fire.
What happens if you leave it

The cost of putting it off is rarely just money.

Most electrical fires don't announce themselves. A loose connection warms up over months, a bit of insulation crumbles behind a wall, an RCD sticks in place and stops tripping, none of it is visible until the smoke alarm goes off. A single EICR is what stands between a manageable finding and a claim your insurer refuses.

What an EICR actually involves

The installation is isolated, the consumer unit is opened up, every circuit is disconnected in turn for dead testing (continuity, insulation resistance to at least 500V DC, polarity), then re-energised for live testing (earth fault loop impedance, prospective fault current, RCD trip times at ½ and 1× rated current). A representative sample of accessories is opened and inspected. All results go into the report along with any coded defects, and you get a certificate stating whether the installation is satisfactory or unsatisfactory.

How defects are coded

C1, danger present, action required immediately. C2, potentially dangerous, remedial action required. C3, improvement recommended, not required for the report to pass. FI, further investigation required without delay. A report is 'unsatisfactory' if there's a C1, C2 or FI code. Fault finding, the diagnostic approach

A tripping RCD, a dead ring final, a socket that's arcing, a light that flickers under load, each has a diagnostic pathway. We start with insulation resistance testing to narrow the fault to a circuit, then use continuity and voltage-drop testing to localise it further, then physically inspect the suspect section. Most single faults are found and fixed inside two hours; harder ones sometimes need a follow-up visit but we quote that up front.

Landlord EICRs and the 2020 Regulations

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have an EICR carried out at least every 5 years, provide a copy to tenants within 28 days, and produce it to the local authority within 7 days if requested. Welsh Government has published similar guidance. We produce reports formatted to satisfy councils across the areas we cover.

Domestic vs commercial EICRs

Domestic EICRs typically cover 8–14 circuits on a single-phase supply and take around half a day. Commercial EICRs may involve three-phase distribution, dozens of circuits across multiple boards, and require careful planning around trading hours. We often carry these out in phases so parts of the site stay operational. Both are quoted transparently before we start.

How much does an EICR cost?+

EICR pricing depends on the number of circuits and the complexity of the installation, so we quote per property. Ring us with the property type and rough age and we'll give you a straight ballpark before we come out. Surveys and remedial quotes are always free.

How long does an EICR take?+

A typical three-bedroom domestic EICR is around half a day. Larger properties and commercial premises take longer, we'll give you a time estimate at booking. Power is off in sections during dead testing, so plan the day accordingly.

Is my EICR legally required?+

For privately rented properties in England (and increasingly Wales), yes, at every change of tenancy and at least every 5 years. For owner-occupied properties it's recommended every 10 years, and often required by insurers or during a house sale.

What happens if my EICR fails?+

An 'unsatisfactory' report means at least one C1, C2 or FI code. We give you a fixed-price quote to remediate exactly what's coded, not a padded list. Once the work is done we re-test the affected circuits and issue a Minor Works or Electrical Installation Certificate.

How quickly can you diagnose a fault?+

Most single-fault call-outs are diagnosed and fixed inside two hours. Call-out rates are agreed before we come out, with separate standard-hours and out-of-hours cover.

Do you do PAT testing?+

PAT (portable appliance testing) is a separate discipline from fixed-wiring EICRs. If you specifically need PAT testing across an office of computers, ring us to discuss, for most requests, what people actually need is a fixed-wiring EICR.

Can you test outside of business hours?+

For commercial premises where testing during trading hours isn't practical, yes, we schedule EICRs evenings and weekends. Rates reflect the out-of-hours booking and are agreed in the written quote.

Will you fix small defects during the test?+

Where a defect is quick, safe and clearly within scope, retightening a terminal, replacing a broken faceplate, we handle it on the day and note it in the report. Anything bigger is quoted separately so you get a clean coded record.
