What it is
A full rewire replaces the entire fixed wiring of a property, every circuit, every accessory, the consumer unit and the main earthing arrangement, with new cable and modern protective devices compliant with BS 7671 (18th Edition). Depending on the property, that's typically 8–14 circuits: ring finals, radial circuits for high-load appliances, dedicated lighting circuits per floor, smoke alarm interconnection, bathroom supplementary bonding, and outdoor supplies.

When you need it
The moment you see rubber-sheathed cable, black metal-clad switchgear, brown Bakelite sockets or a wooden-backed fuse box, that installation is functionally life-expired. Post-EICR with multiple C1 (danger present, immediate action) or C2 (potentially dangerous) codes, a rewire is usually cheaper than piecemeal remediation.
Why professional matters
Old wiring degrades. VIR and early PVC insulation goes brittle, mice chew through it, DIY additions bury junction boxes in walls, and earthing on a 1960s installation was never designed for the leakage currents of a modern kitchen. Rewiring gives you 18th Edition RCBO protection on every circuit, a compliant consumer unit and, critically, full documentation for insurance, mortgage and eventual sale.

Life-expired wiring doesn't fail gradually, it fails suddenly. The circuit that ran fine for forty years fails on the day someone plugs in a new kettle, and the failure mode is often a hidden fire in a wall cavity, not a tripped breaker.

What a typical rewire covers

A standard three-bedroom rewire includes: replacing all lighting circuits with dedicated per-floor supplies, replacing all socket ring finals with modern cable and accessories, dedicated radial circuits for cooker, oven and any high-load appliances, a new interlinked mains-powered smoke and heat alarm system to BS 5839-6 Grade D, bathroom lighting with correctly zoned IP-rated fittings and supplementary bonding as required, outdoor sockets and lighting where requested, and a new 18th Edition consumer unit with RCBO protection on every circuit.

Cable, accessories and finish

We use 6242Y twin-and-earth for concealed runs, 6242YH low-smoke variants for escape routes where the property requires it, and SWA for external circuits. Accessories are typically Scolmore Click or MK depending on your preference, we'll bring samples to the survey. Chases are cut with a chase machine (not an angle grinder held sideways), and we make good with bonding plaster ready for your decorator, or full plaster if that's part of the scope.

Occupied vs empty rewires

An empty-property rewire is faster and cheaper, we work through the property room by room without needing to isolate live circuits at inconvenient times. An occupied rewire takes longer because we plan the sequence so you always have working power, lighting, cooking and heating overnight. Both scenarios are quoted with a phased plan on paper before we start.

Landlord and EICR-driven rewires

If your rented property has failed an EICR with multiple C1/C2 codes across different circuits, remedial work often costs more than a partial rewire once you've factored in re-inspection fees. We'll take a look at the EICR report on the free survey and give you a straight answer on remediation vs full rewire economics.

Residential vs commercial rewires

Domestic rewires typically use single-phase 100A TN-C-S supplies, 6242Y cable and standard 18th Edition consumer units. Commercial rewires may involve three-phase distribution, TP&N boards, containment (basket tray, trunking, conduit) and cable rated for the specific environment, mechanical protection in a workshop, LSZH in an office escape route. How much does a full rewire cost?+

Rewires are always fixed-price quoted after a free on-site survey, we don't quote blind by property size because the actual scope varies enormously with age, layout, existing cable routes and how much reinstatement is included. You'll get a written quote before any commitment.

How long does a rewire take?+

A typical three-bedroom occupied rewire is usually 7–12 working days depending on complexity and reinstatement scope. Empty properties are quicker. We give you a day-by-day plan at the point you accept the quote.

Do I need to move out?+

Almost never. We phase occupied rewires so you always have functional power, lighting, cooking and heating overnight. It's disruptive during working hours, expect dust and drilling, but liveable in the evenings.

Will there be a lot of mess?+

Chases and lifted floorboards are unavoidable on a rewire, but we lay dust sheets, use a chase machine rather than sideways angle grinding, and clean up at the end of every day. Making-good is either bonded plaster ready for your decorator, or full re-plaster if that's part of the scope you've asked for.

Do you replace the consumer unit as part of the rewire?+

Yes, a rewire always includes a new 18th Edition consumer unit with RCBO protection on every circuit, plus updated main earthing and bonding. Anything less wouldn't be a compliant modern installation.

What certification do I get?+

A NAPIT-backed Electrical Installation Certificate for the full works, plus a Building Control notification through NAPIT's competent-persons scheme so you don't need separate LABC approval. This is the paperwork mortgage lenders, insurers and future buyers ask for.

Can you rewire while my kitchen or bathroom is being refitted?+

That's actually the ideal time. Coordinating first-fix electrical with the kitchen fitter or bathroom installer means cable is in the right place before units and tiles go on, and second-fix goes in cleanly against a finished surface. Is a rewire disruptive to my neighbours?+

Not usually, the work is inside your property. In terraces we occasionally need to isolate power for short periods, and we'll flag that with you first so you can give the neighbours a heads-up.

Yes. H&H Electrical is NAPIT registered, our EV work is NAPIT-accredited and Ohme approved, and we carry public liability, employers' liability and indemnity insurance in full.
