Maintenance contracts are structured around your installation and use pattern. A typical structure includes: EICR cycles at the required interval (usually 5 years for domestic rentals, 3–5 years for commercial), annual visual and thermographic distribution board inspection, monthly emergency lighting flick-tests and an annual duration test, and priority reactive cover at agreed rates. We agree the scope on paper, no surprises.
On each scheduled visit we record: distribution board condition, thermographic scan results where included, RCD trip-time tests on a sample of circuits, emergency lighting test results, insulation resistance readings on any circuit flagged from the previous visit, and any consumable replacements. Everything is logged and issued to you after the visit, audit-ready.
Contract customers get priority scheduling for reactive call-outs and access to our out-of-hours cover for loss-of-power and fault situations. Reactive rates are agreed in writing as part of the contract.
For landlords with multiple properties we schedule EICR cycles around tenancy renewals rather than a rolling calendar date, so reports land when you actually need them. We produce reports in the format your council and insurer expect, and we quote remedials at a fixed price so budgeting is straightforward.
For commercial and industrial premises we can include: emergency lighting compliance to BS 5266, fire alarm interface inspection (co-ordinated with your fire alarm contractor), containment inspection in plant rooms, and thermographic scans on distribution boards. Contracts are shaped around trading hours and insurer requirements.
