What this service is, and who it's for.

Straight explanation, no jargon padding, so you can decide whether it's the right call before you even ring us.

What it is: A new build electrical package covers the entire fixed installation of a new dwelling from bare masonry to handover: first-fix (cable, back-boxes, containment) after the shell is up, second-fix (accessories, consumer unit, testing) after plastering, and final certification and Building Control notification through NAPIT. We work as the electrical contractor within your programme, coordinating with plumbers, plasterers and kitchen fitters so nothing is done twice.
Who it's for: General builders taking on a self-build or a one- or two-plot development, self-builders managing their own site, and homeowners running major full-shell extensions where the scope is effectively a new dwelling. We do not currently take on large-developer volume schemes, one to a handful of plots is where we deliver best.
When you need it: Get us involved before first-fix, ideally before plasterboard goes up. Retrofitting cable into finished walls costs twice as much and looks worse. On extensions and self-builds, the earlier we're in the conversation, the cleaner the cable routes and the fewer redesign moments on site.
Why professional matters: New builds are inspected against the current version of BS 7671 (18th Edition) and are notifiable under Part P of the Building Regulations. NAPIT competent-persons scheme membership means we self-certify the electrical package, which saves the builder the fee and delay of separate LABC electrical sign-off.

What happens if you leave it

The cost of putting it off is rarely just money.

The electrical package on a new build is where programmes slip and snags stack up. Late cable routes, incorrectly placed back-boxes, and unbudgeted upgrades at the eleventh hour turn a smooth build into a fortnight of chasing.

First-fix scope

First-fix is everything that gets buried before plaster: back-boxes, cable runs, containment, drops for smoke and heat alarms, cable for future EV or solar circuits, bonding for water and gas services, and provision for the incoming supply position. We do a walk-through with the kitchen designer and plumber before starting so socket positions, cooker circuits and shower supplies are agreed in writing rather than guessed.

Second-fix and consumer unit

After plaster and paint, we install accessories (sockets, switches, lighting, fans, showers, cooker points), fit the consumer unit, always 18th Edition with RCBO protection on every circuit, connect the main earthing arrangement, install smoke and heat alarms to BS 5839-6 Grade D interlinked, and complete outdoor circuits (garden sockets, external lighting, EV charger where scoped).

Testing, certification and Building Control

Every circuit is dead-tested (continuity, insulation resistance, polarity) and live-tested (earth loop impedance, RCD trip times). Results go into the Electrical Installation Certificate along with the design and inspection sections. NAPIT notifies Building Control on our behalf under Part P, and a Building Regulations Compliance Certificate follows in the post, the client keeps it with the property paperwork.

Working with your general builder

We're used to working as a subcontractor within a build programme rather than trying to run the whole site. That means turning up when we're booked, leaving the site tidy at the end of each attendance, coordinating with the plasterer on chase-and-fill timing, and flagging clashes early rather than fixing them at snag stage. If your build has weekly progress meetings, we'll join them for the electrical items.

Domestic new builds vs commercial fit-outs

New-build domestic work is typically single-phase, standard consumer unit, standard accessories. Commercial new-builds or fit-outs involve three-phase distribution, TP&N boards, containment (basket tray, trunking, conduit), commercial-grade accessories and often emergency lighting and fire alarm interfaces. Do you work with general builders?+

Yes, most of our new-build work is as the electrical subcontractor to a general builder on self-builds and small developments. We turn up to your programme, coordinate with other trades and leave the site tidy.

How much does a new build install cost?+

We quote new-build packages at a fixed price after seeing the drawings and doing a site walk. Ring us with the plot details and we'll book a free survey, the quote covers first-fix, second-fix, testing and certification, and it's the total.

Do you handle Building Control notification?+

Yes. NAPIT is a competent-persons scheme, so we self-certify the electrical package and NAPIT notifies Building Control on your behalf. You get a Building Regulations Compliance Certificate in the post, no separate LABC electrical fee.

When do you need to be on site?+

First-fix once the shell is up and before plasterboard. Second-fix once plastering and painting are done. Testing and handover at the end. We plan attendances around your build programme.

Can you provision for EV chargers, solar or heat pumps at first-fix?+

Absolutely, and it's the right time to do it. Cable, spare consumer-unit ways and containment cost pennies at first-fix and thousands to retrofit. We'll discuss what to provision for at the survey.

Do you take on volume housebuilder schemes?+

Not at this stage. We're set up for one to a handful of plots with general builders and self-builders. That's where we deliver best value and cleanest documentation.

What kind of consumer unit do you install?+

18th Edition metal-clad boards with RCBO protection on every circuit, sized with spare ways for future circuits. We don't cut corners with 30mA RCD dual banks, one fault, one circuit off, always.

How is the handover documentation delivered?+

You get the Electrical Installation Certificate, schedules of inspections and test results, and the Building Regulations Compliance Certificate. On commercial work we add an O&M pack with circuit lists and consumer unit charts.

Are you qualified and insured?+

Yes. H&H Electrical is NAPIT registered, our EV work is NAPIT-accredited and Ohme approved, and we carry public liability, employers' liability and indemnity insurance in full.
