First-fix is everything that gets buried before plaster: back-boxes, cable runs, containment, drops for smoke and heat alarms, cable for future EV or solar circuits, bonding for water and gas services, and provision for the incoming supply position. We do a walk-through with the kitchen designer and plumber before starting so socket positions, cooker circuits and shower supplies are agreed in writing rather than guessed.
After plaster and paint, we install accessories (sockets, switches, lighting, fans, showers, cooker points), fit the consumer unit, always 18th Edition with RCBO protection on every circuit, connect the main earthing arrangement, install smoke and heat alarms to BS 5839-6 Grade D interlinked, and complete outdoor circuits (garden sockets, external lighting, EV charger where scoped).
Every circuit is dead-tested (continuity, insulation resistance, polarity) and live-tested (earth loop impedance, RCD trip times). Results go into the Electrical Installation Certificate along with the design and inspection sections. NAPIT notifies Building Control on our behalf under Part P, and a Building Regulations Compliance Certificate follows in the post, the client keeps it with the property paperwork.
We're used to working as a subcontractor within a build programme rather than trying to run the whole site. That means turning up when we're booked, leaving the site tidy at the end of each attendance, coordinating with the plasterer on chase-and-fill timing, and flagging clashes early rather than fixing them at snag stage. If your build has weekly progress meetings, we'll join them for the electrical items.
New-build domestic work is typically single-phase, standard consumer unit, standard accessories. Commercial new-builds or fit-outs involve three-phase distribution, TP&N boards, containment (basket tray, trunking, conduit), commercial-grade accessories and often emergency lighting and fire alarm interfaces. We quote new-build packages at a fixed price after seeing the drawings and doing a site walk. Ring us with the plot details and we'll book a free survey, the quote covers first-fix, second-fix, testing and certification, and it's the total.
Yes. NAPIT is a competent-persons scheme, so we self-certify the electrical package and NAPIT notifies Building Control on your behalf. You get a Building Regulations Compliance Certificate in the post, no separate LABC electrical fee.
First-fix once the shell is up and before plasterboard. Second-fix once plastering and painting are done. Testing and handover at the end. We plan attendances around your build programme.
Absolutely, and it's the right time to do it. Cable, spare consumer-unit ways and containment cost pennies at first-fix and thousands to retrofit. We'll discuss what to provision for at the survey.
Not at this stage. We're set up for one to a handful of plots with general builders and self-builders. That's where we deliver best value and cleanest documentation.
